I was shocked at the size of the homes they were looking at and their budget was in the low $200Ks. I wonder why houses are so much cheaper there? Or more expensive here? I thought Atlanta had a rising population that attracts a lot of people, which would mean rising demand and higher prices. Also, the lot sizes were huge.

How far was it from Atlanta? I have some friends who live there and have hour long commutes.

I can vouch for that! We moved from Texas 8 years ago and a home here in Colorado was about double what we paid in TX (approximately same sq.ft., but MUCH smaller yard.) However we bought when it was a seller's market (par for the course ) so prices may be better for you now that it's obviously a buyer's market.

Yeah but the property tax was twice what you pay here.

It all balances out.

And besides...you have to pay the "mountain tax" out here

Aurora South shows +50 houses constructed after 1998 for under $200,000. You also might try Reunion up north. Lots of good buys.

Lots of homes under 200k with the requirements you are looking for. I prefer to use REcolorado.com - brought to you by Metrolist Inc. for my searches. We found a great home in the Smoky Hill community off Buckley/Smoky Hill Rd close to $200k. We have great schools (good for resale), close to the state park, close to Southlands Mall, 30 minutes to Downtown Denver and we love it! Here is an example of a nice home in Saddle Rock:

Do some research with this website...you'll find plenty of nice homes in your price range...

You also need to consider what you want to be close to or far away from - is where you will work a consideration?
