Landlords exist in all types. Some types prefer stable, long-term, low-maintenance tenants. Some take a very hands-on approach, doing (most of) the work themselves, in order to squeeze out every dollar of profit.
The best deals are hard to find because they are usually handed down through referrals and thus don't come on the open market.
Some of us take care of repairs because in the time it takes me to schedule a trades person... meet at the property, provide access, verify work was done properly... I could have done the job 3 times myself.
There were times when I ran my own crews for everything... new roofs to window replacement and installing floor covering... it was mostly for efficiency and having control of the schedule...
Nothing like having a move-in schedule and the unit is not ready due to a third party delay...
Thankfully over the years I have developed good relationships with several vendors where it only takes a phone call with address to address a problem...

If you are dependable, helpful, positive, easy to work with, people notice. When I need employees or just extra help, I don't hire strangers, I hire the people I know that do a good job helping at church or the food pantry, the ones who need money.
