Having been involved with real estate mogul bernard spitzer for many years i can say the best juiciest deals never see the light of day to the guy on the street.

Everything is contacts for the best stuff

Nothing like having a move-in schedule and the unit is not ready due to a third party delay...

Thankfully over the years I have developed good relationships with several vendors where it only takes a phone call with address to address a problem...

For the really big money,yes it helps alot.

But on this scale the dollars involved are big and out of the range of most small time landlords unless it is a partnership

Of course it is. For just about anything.

If you are out there, involved in your community, your company, your volunteer activities, your church, your local school, etc, you are meeting people of all walks of life that will get to know you, your work ethic and your possibilities. And vice versa.

Every job I have ever held was unsolicited... people saw what I could do and asked me to come work for them...

Some were strangers and some knew me...

What does having money have to do with helping in your community and building relationships?

If you are dependable, helpful, positive, easy to work with, people notice. When I need employees or just extra help, I don't hire strangers, I hire the people I know that do a good job helping at church or the food pantry, the ones who need money.
