Yes, I'd be more concerned about hurricanes in Florida than tornados in nwa, and would expect to pay higher insurance down there as a result. Yes, disasters happen everywhere.

and my point is tornadoes could happen but not 'should be expected" as you just mentioned. As for insurance companies, why would we all have relatively low rates to very low and one company would be over the top? I remember one guy posting here a few years ago. The insurance guy he talked to insisted he needed earthquake insurance just to be safe because of fracking possibilities. We once bought a home in So. Ca. that was somewhat hilly and the insurance company tried to tell us we were required to carry extra fire insurance. So, my point still remains, our chances of having a damaging tornado is so low, insurance rates should not be affected.

Yes I have been to Bella Vista and I love the area and the people that I have met. (the city employees are terrific) I am going to buy there as soon as I can find what I am looking for.

I have been though 2 tornadoes in the last 30 years and can recognize the ingredients that a tornado needs and BV just doesn't have all of them to be called a liability for insurance reasons.

Interesting based upon the one quote given, it appears NWA is more affordable then DFW for this need. Makes sense I suppose with tornadoes and hailstorms less frequent in NWA?

My home in Plano costs me 0.35% of value for home ownership vs 0.14% of market value in NWA.

Hailstorms seem far less prevalent, but that is just my anecdotal experience. I lived in DFW and Austin, and they seemed regular there. I don't know if that is just because the populated areas are so much larger and so you are more likely to see damage, or if its an actual greater frequency in Texas.

Tornadoes also seem to fizzle on their way up the Ozarks Plateau. The local weatherman talks about the Fayetteville Fizzle. We aren't in the plains here, so the odds of larger storms is diminished. At least that is what I keep telling myself. We get warnings, but I don't recall much, if any, tornado-related damage here since we've lived in the metro.

Got my quote today for my new house being built.

3149 sq ft, 3 car garage $685/ year, $1,000 deductible.

I just got quoted ins in Bella Vista and I live in Florida. I was quoted cheaper then Fla. Fla can be high especially if you have a home that is built pre 2002 before the new codes.
