thanks for the update, urbex....

if you only looked on the west side of 89 across from the dump, yes, prices there may be a bit higher....the "heart" of Doney Park is about two miles east of 89 on Silver Saddle Road (has a stoplight on 89)...few trees, big open area, variety of stick-built homes and trailers on, usually, big lots, and yards that you'll love!.....but the entire area north of Townsend-Winona Road and east of 89 is now sorta called Doney Park, sorta, and should be looked at (not just along Silver Saddle Rd).....yes, prices are still high despite the downturn, but they are cheaper than the peak in 2005....

Hi urbex

I understand your job transfer to Flagstaff is not a done deal. Should it not work out, you may want to consider moving to a less densely populated neighborhood in the north or northwest valley. Should not be too difficult to find a place that fits your needs. I own some land out in Whispering Ranch (299th Av and Patton Rd.) which is very rural and hardly populated at all, but there are plenty of 1 acre parcels near Highway 60 and Patton Rd (Wittmann), not too far from civilization. Some of the places there are very nice, some are trashy.

There must be tons of other places that are realtively close to Phoenix but not in your typical sub-urban setting.

Definitely take a look at Parks. Its a small community halfway between Flagstaff and Williams. Mostly one acre lots, though some are bigger. Definitely plenty of rednecks out here, I'm one of them. I'm swapping a 6 cylinder Cummins diesel into a 1997 F-350 right now. I work on the west side of Flagstaff, so its a 20 minute commute for me. I love it, 2 stop signs and no lights, just I-40 traffic to occasionally deal with. Most people haul water, which is the main downside, but some have wells (I do). I have national forest in walking distance and plenty of it. Lots of elk, deer, and a few antelope around too.
