I live in Cornville as well. Took over grandparents' ranch 25 years ago, AZ native. As Curly stated above, Verde Santa Fake is NOT Cornville by any measure except zip code. Zoning is highly variable here. There are dumpy areas with funky zoning and others that are site built homes on minimum acreage, usually an acre or more. We have people living in everything from trailers I wouldn't keep chickens in to elaborate McMansions. I won't opine on which of those I consider more of a blight on the landscape.
One thing to keep in mind. Old time Cornvillians - and at 25+ years here I don't include myself in the old time group - live here because they/we like our privacy and like to be left alone. This is a place without HOAs, without restrictions, without a cop on every corner. We take care of ourselves and look out for each other. Everybody knows everybody else's business and NOBODY gives a damn. People move here and find out there aren't any services and nobody to **** and moan to when the neighbor doesn't cut his weeds often enough or his rooster has the audacity to crow at 4:30 in the morning. They usually don't stay very long. Thank goodness.
If you want to shoot me the address of the place you're looking at on Zillow or a link to it by PM I can give you my take on it's immediate area.

I hope it's still there for my return in a couple months.

Much easier and quicker from VOC than going into Sedona.

How are the massive commercial highway development like the Dollar Store doing

Uhaul is still there. Things are going so well we actually have a 2nd Gas Station. It just opened next to the Dollar store.

I knew when they repaved the road and put in that 100 yards of divided highway down by the post office, the town was on its way.

You know chaparitto, all the years I went through there and watched them build Verde Santa Fe, I thought that was Cottonwood.

They've had a big uproar in their "community", a bunch of the homeowners there WANT to be annexed by Cottonwood. CTWD is welcome to the whole bunch of them.

Here's a good shot from street view.

Does look a little ominous, doesn't it.
