If a reputable home builder in SW FL offers to build you a home on your lot, what would you think their mark up is?

Say, for a $400,000 home, would the builder offering 10 percent off be a good deal?... Or, would you think they have a lot more wiggle room to come down on the final price?

More specifics because the cost of concrete, wood, steel are all factors today. Coastal or inland? Right now with the glut of homes already built, who knows?

What would coastal or inland have to do with if you own the lot? The house is the house , no? not trying to be a jerk just really want to know if they charge more for some reason.

Yes it makes a difference, coast or inland. Different building codes for hurricane reasons.
I would try to get the best deal possible since building is slow now. But builders with a good reputation stay busy most of the time.
Try several different builders and see who has the most to offer.

I read in the Sunday paper every week what building permits have been issued. Amazes me that when the house is being built in the builder's name it is in the $65-80K range, but the same house in the same sub division being built for a private person is in the $250-400K range. I would say there is A LOT more than 10% of wiggle room, especially since the builders are sitting on so many homes right now.

It will be coastal. And I know the builder does have some spec homes they are sitting on now unsold.

As someone else said, probably "cost plus" but you are going to pay more for everything the closer you are to water or an island.

I think unsold anywhere is not really an issue due to the fact that the glut that's ensued due to the financial industry as a whole plus the current insurance problems particular to Florida.

On AMI, where I built, they have a three year surplus of island homes for sale. Costly insurance is forcing longtime residents off the island and rental rates are probably going to soar even higher due to the above mentioned issues.

Builders usually do not obtain permits for the full cost of construction. They get one for as little as they can get away with. I am sure there is more than 10% wiggle room, but not the discrepancy you gave as an example.
