Hi folks,
Are there any snowbirds from MA that rent properties for the winter in Florida? I've been checking out rentals on the east side of FL anywhere from Vero Beach to Jupiter and find them very high. I like Orlando as well but find that area very crowded. Most places want you to rent for at least 3 months. I would like to find a rental for a 2 month period but don't think that exists. Are real estate companies the best source to find reliable rentals? Just getting ideas and would appreciate any input.

Most rentals are through licensed agents. Many areas now have minimum rental terms of 6 months. High prices due to high demand.

In my area of the county the minimal rental for a SFH is 6 months and a day. There are all sorts of condos and hotels nearby that have different rules. Contact a real estate agent or visitors information and they could probably tell you what is normal/allowed in the area and what month you need to start renting to make sure you get a rental in a desirable area.

Check VRBO or Home Away in the area that you would like to go. Rule of thumb, the further north you go, the cheaper the rent. If you are willing to go to the Panhandle there are all sorts of places available for reasonable prices. In our complex there are a bunch of two month rentals.

We rented in Winter Haven area for three years. Got in thru a neighbor up north, in a senior park, rent was $1200 a month, three month minimum. For those three years when people asked what we did in Florida every winter, I said, "I played softball in the mornings and looked for next year's rental in the afternoons and week-ends.' We always found a place, but got tired of wasting so much time so we bought. The best time to look, really, is in December, when land lords are panicking if the home is not rented. Just drive thru the 500 parks in Polk County (yes, 500 senior parks), go to the office, stop people that are out and about, and you will find something! But in the end, if you stay more than four months (I think that is the 'breakeven' point), buying is a good option.

You might have better luck on the west coast in the Ft. Myers area.
