I think the first thing to know about any community is whether it is truly Homeowner or Developer owned. Not stirring the pot, but that fundamental knowledge will let you know what you can or cannot influence. Things like amenities (current, future, maintenance, cost), utility/cable availability, future development and expansion, etc. There are arguments for both types of ownership, but knowing which one you are considering buying into can make a world of difference.
