Lol, the way things are looking, may be stuck in Virginia forever. I left Florida in 2015. Now retired and need to return to be closer to my only child in Melbourne as I age. Less stress and worry for her!

When I am, ready to RENT A 2-bedroom Single-Family Home, I ALWAYS deal with a "reputable" Property Management Company = NO private owners for me = too many scams. The one I had in Palm Bay were an "awesome husband and wife" team. Hmmm, I need to check to see IF they have retired like I did.

I actually see prices being leveled a little. Or stopped going up. I see some sales 15-20K under asking, but sold price is still 50% over 1.5 years ago price.
And when I thought prices are leveling, I see sold homes being well above asking.
For example, house was listed on July 23d for 675K. It went under contract on July 24th. It was sold August 23d for 750K which is 75K above asking. It's just an example. The same exact house in the same neighborhood was sold for 410K 2 years ago.

As I predicted, with slight increase of interest rate, we will see less movements in transactions. But smaller, rental type homes, are still in high demand with bidding wars between cash buyers.

More expensive homes are sitting a bit longer but still getting sold.

Another house comes in mind. Listed for 795K then going down to 780K and getting under contract right the way. Not sold yet but in comparison the same floorplan was sold for 500K 2 years ago. So yes, price went down from 795K to 780K but still way over what it was before.
