My husband and I are considering that community as one of our retirement research areas, and I wondered if anyone could give me a perspective on the place? Is it a secure manned gated community? Do they have much to do there besides the golf course(since neither of us golf nor care to learn). What are the amenities like and are the roads, street lights, common areas, etc.well maintained?

Also, are there stores, restaurants, etc. outside the actual community? How about Spring Hill? Does it offer much of interest or do we need to just go into Tampa for medical specialists, nightlife, etc.? Thank you in advance for any advice on the area, Glen Lakes, the housing there, etc.,etc.!
Glen Lakes is definitely safe, it is a secure, manned, gated community. It is a very well maintained community and you will pay for it with your HOA fees. They do have tennis courts and many other amenities but it is very golf focused in there and the fees do include many things related to the golfing.

You could check out Timber Pines and Heritage Pines. Heritage Pines I know has many activities going on besides golf. There is shopping close enough to any of these communities and some restaurants. If you did get the urge to go down to Tampa or Clearwater you are looking at a 45-55 minute drive on a weekend, it would be a little longer during the week.

Medically I myself go to USF for my Neurologist but that is because they have a great group there, all my other medical issues I take care of in Hernando County. There are hospitals close by all 3 communities I mentioned and just down the road is Bayonet Point which was just upgraded to a level II trauma center.

You will be fine with any size dog in the Highlands and hunting and fishing is great within the general area. Fishing very close, not a hunter myself but there are areas close by and larger areas not far away.
Check more on the hunting though, don't want to point you in the wrong direction.

You shouldnt have any problem with the dog up there. I would imagine there's some good 4 wheeling in that area. Theres a whole lot of open country up that way. Real sandy and real flat. Theres a groomed ATV complex called Croom over by RT 75 thats supposed to be quite a place. Theres some fishing in the gulf thats not far away. The Hernando County Sportsmans Club has a nice little shooting range up there. I dont think hunting is all that great down there. Theres a bunch of feral hogs and a whole lot of real small deer around. I guess you can join a hunt club if your looking for a bigger animal. They have private fenced in areas where they eat real good. Theres a couple up around Cheifland . Coming from Alaska i wouldnt expect to much on the hunting and fishing part. Good Luck

Mike you seem to be the one that loves the area and knows the area. The rest just seem to be fussy people that maybe should leave Florida if they don't like it.
I love Florida. I live in Tarpon Springs and love it, just hate I moved into an HOA. I beat them on their lies a few years ago and they leave me alone.
But what I want to ask you is is about a Royal Highlands lot. It is a corner lot across from a (lake???). It is unit 2, lot 1. The people paid $94,000 for it and never built on it. I have a replica Lamborghini that is 75% complete and it will be worth $80,000 complete after about $10,000 more. It is sitting on blocks and I can't get it sold. It costs me nothing to keep it until I sell it, but wouldn't it be better to trade for that lot? I would have to pay taxes, but they are under $300. Do you think in a year or 2 that I could sell it for $40,000 or more?

Go further south if you don;t like it there. In Pasco and PInellas you don;t have those sorts of things happen although it will not hurt you as my relatives were exposed for over 40 years to all that in Polk county and they lived into their 90's.
If there are no dirt roads that means that the entire county is filled. This is Florida, and is filled with sand and limestone. Don't like it? Then leave. Or move to the concrete jungle of Pinellas where there is little land left except the parts that are preserve. I live there but in the upper part where we are like country.

WOW. Your bills are higher than mine. My house is just 13yrs this week I have a totally insulated home with a big heat pump, pool, 3 big motors, etc...and my bills has never been more than $180 at the highest. Last month was around $65. I don't understand about the bills but that you get colder and must get hotter than we do. We have the gulf breeze as I am a mile away from the water. But I have computers on, TV's on, and 2 out of 3--- 1 1/2 motor running for 8 hours a day, plus the dryer , but onl twice a week.
As to a pool screen, I have had 2 others and never would do that again. I have some neighbors trees leaves but a lot less to worry about without a screen in area. The pool stays warmer too. I think the sccreen encloser is worse than maintaining the pool. What a waste of money.

The most recent 1/2 acre that I could find sold in Unit 2 went for $6000. I don't know why you would want to trade something that is worth $70,000-$80,000 for something that is worth $600 and then have to pay taxes on it.
Chances are in a year or 2 that lots in that area may be going for $8,000-$9,000. It is extremely extremely unlikely that lots will be going for $40,000 unless there is a major major event happening that I am not aware of.

Thanks MIke1306......... I decided not to trade the car for the lot as it would take taxes and upkeep. The car just sits on blocks and the man that souped up the engine said for $300-400 he could go through the entire engine and then warrant it for the buyer but that nothing else would get bad sitting like it is. I am tired o not being able to use that entire 3rd car part though. I could have the 2 car completely cleaned out with just cars if I had the space. What I need is someone who has a condo or small home to trade for rental. The car is worth in the $40s now and when completely painted nd interior done it is worth $80,000, almost double for maybe $10,000 more invested but I don't have the money. So I am selling it in the $40's instead even though I will be , losing over $10,000. Oh well. That is life. Someone can check it out on callingallcars.com ....Lamborghini replica

Default Royal Highlands #5 in escrow

We have found a 2006 3/2/2 pool home in RH#5 that has been owner occupied since being built. We are in escrow and hoping to close soon. Does anybody have any updates on Weeki Wachee/ Royal Highlands area that would prepare us for this purchase, including insurance, trash, phone, cable, internet, water quality? It is on paved roads all the way in from US19, so we feel blessed in that regard. We have 4 quotes on home insurance, which include State Farm being the highest. Is comprehensive sinkhole insurance still the way to go in RH for the added cost? How about cable/ internet/ cell phones? We like the area and its closeness to shopping, health etc. and the crime rate seems lower compared to Spring Hill and West Pasco. We have not seen any fire hydrants close by and have read in older posts that city water may be coming at some point. Thank you in advance!
