An appraisal is worthless....I hate to be so blunt but some people on this forum seem determined to waste their money.

Good advice from JimKing appraisals do not reflect true market value. Also has the OP researched Haines City? I have visited Grenelefe Country Club there; there were some very depressed areas outside that enclave. JMO

There's someone on this forum that recently bought a house that he cannot live in for four years. He bought it because he wanted to retire near his friend. He took out a home equity loan on his house up North. During the buying process the real estate agent absolutely bullied him.

Yet, he was bound and determined to buy in Florida.

I can't even imagine what shape this guy will be in come four years. Yet, he was positively swaggering on this forum about getting to escape the snow up North.

Then there are the folks spending way more money than a property is worth to move OUT of Florida.

AT some point, back in the early 2000s, people made some money on their houses but they did not have any business sense and it is quickly sinking the economy.

does anyone know of how much house prices have declined since the end of the boom? specifically here in polk county not statewide.....

The important question is how much they will decline. Otherwise, you lose money.

yeah i know that..im just trying to get an idea of say declines from a year ago to date....so i could compare from today to say june 3 08......to see if it declines the same,faster,slower....just for sport..lol...im glad i found this forum ill tell you that.....i think im gonna wait it out,as someone else pointed out,time is on the buyers side...my mom lives 1/2 mile away from me,on my way to her house i counted 10 houses for sale,and this is the same road..two of them got put up today..four of them were bought within two years or less......

I think you are making a wise decision to wait. Check the inventory in your target town weekly to get a good idea of what is going on.
