My REA says I need to fill out a complete 25-contract and submit proof of funds and a copy of the deposit check each time I submit an offer on a Fannie Mae home. Is this true? I noticed that the Homepath site says it allows online offers. Do you really need a completed contract to submit an online offer?
Last time we made an offer for FM home we had to sign contract, but we put in contract that deposit will be given within 24 hrs of acceptance. We also included pre-approval letter from our lender.
Yes, in order to submit your offer on the HomePath website your agent must submit a signed copy of the local contract used in your area, the Fannie Mae addendum, an agency disclosure form and a pre-qual form or proof of funds. Fannie Mae will not accept your bid with an incomplete file.

I believe it depends on who submit the offer. As a buyer, I've submitted about a dozen of offers to HomePath listing. In a few of the instances when I don't use the HomePath listing agent, I had to fill out a contract with proof of fund.
I have also put in offers when contacting the listing agent on the HomePath website. They simply took my offer and came back letting me know if it was accepted or countered. In the one successful HomePath purchase I had, the my 3rd offer after 2 counter was accepted verbally. I was then sent a purchase offer contract to sign and included my proof of fund and an earnest check. Contract was accepted within a day or two under the condition I submitted verbally.
This is an agent at the listing broker's firm. Hopefully if I have to submit any more offers I can just swap out a few of the contract pages and not have to initial everything every time.
