Hello everyone!

I am new to this forum and I now live in the Miami-Dade county area. I am getting married and will be going to grad school in Barry so we are looking to buy an apartment/condo in the Miramar area.

We are working with an offer in Baynan Bay complex in Miramar but we cannot get ANY information on what the HOA fees are and what they cover: water, cable, trash, insurance....?? I know the fees are in the 300's but I don't know the exact number and realty websites have different numbers for that community from 290, to 320, to even 370!!!

I was wondering if anyone knew anything about this specific community in Miramar? I'd really appreciate any sort of information.

400 a month. Ps....I would avoid that area. I speak from experience.....you will not like it. Look elswhere

What heydade said...I wouldn't live in the Silver Falls/Viscaya area unless you like finding burglars from Carol City in your driveway. Just look into Miami Shores if you are going to Barry. If you are absolutely set on Miramar, stay NORTH of the turnpike extension and WEST of Red Road. Maybe something in the Town Center area? Monarch Lakes if you are careful? Or better yet, Pembroke Pines, just a few minutes up Flamingo, especially if you are only looking at condos/townhomes.

I'm also looking to purchase in the Silver Falls area. I thought since it is a gated community with security guards that it would be a safe area.
How are these burglars entering the guarded and gated area so easily?

I live in Silver Falls and we only had one issue with someone breaking into a home and that was three years ago. I have lived here since the builders and I'm a real estate agent. I never heard of break ins in the community. Not only do we have 24hr security but police patrol. I know Vizcaya has a problem w/ people who live in the community breaking into peoples cars but not here.

Hi! Looking for some 'in-house' information as far as renting a property in Silver Falls, is the approval process easy? Is it up to the owner? Credit? Is the area safe?
I was reading some of these reviews and I'm new to the HOA world...
please help!
