I am looking for buying a house. I have heard that west of pines, miarama and davie are nice but found that most of them are HOA houses. I wonder if anyone know any area have houses without HOA in the west. Thanks!

There are definitely non-HOA houses in Davie. There are many in Southwest Ranches too. You have to act fast to grab them I guess.

Why would a house have an HOA if it's not in a gated community?

Most developments have an HOA, gates or not. They maintain common grounds and amenities, enforce community standards, and try to **** off as many residents as possible.

What's a development? Is it a separate area or do neighborhoods have HOA?


I know some 55 and over places have communities, but they are in a defined area with a specific entrance, gated or not.

When people start to talking about developments, they are usually talking about collections of houses that are built by a single home builder or in a similar style. Developments are usually boxed in by major roadways or other obstacles and do not usually contain anything other than houses. If you're thinking about USA suburban neighborhoods, you're thinking developments.

Most developments in South Florida are ruled by Evil Authoritarian HOA's, and in some cities you must also deal with Evil Authoritarian City Dictators, both groups spend their time enforcing stupid nonsense regulations to justify their meaningless existences instead of trying to accomplish something meaningful. Now get this, you can actually buy a house in one of these communities, and then have to worry about some stupid racist moron coming around to your house telling you they don't like that you have a boat parked in your driveway or your roof is not clean enough.

There are lots of communities in the cities you mentioned that do not have HOAs. Usually these neighborhoods are older, as the newer neighborhoods are on smaller lots and many of them gated. Of course price is everything in this market.
