The wife and I just purchased our first home last July. We didn’t have great credit and couldn’t put down 20% so we purchased a townhome and are already tired of it. We are in our late 20’s.

We have 2 dogs that have a lot of energy and the backyard is about the size of a standard guest room closet.

We’ve both made some strides at work and fixed our credit so we are looking to sell and purchase a new home next year.

We’re likely looking at 600-650k budget. We are looking for a home minimum 3 bedrooms with a pool and a bigger backyard, so living out east doesn’t fit our needs and if it does it won’t fit our budget.

Is our budget realistic for what we’re looking for? What areas would you recommend?

I grew up in davie/plantation area which I prefer, however I live in Winston park coconut creek area now which is fine and the housing is cheaper.

Any help is appreciated, thx.

$650k doesn’t seem to get you much more than a decent ranch these days in Broward east of 95. Even west, you’re not getting big and new.

I think you’re looking at the areas most people will recommend: Davie, Plantation, Coconut Creek, Coral Springs, etc. A search of homes in your price range shows you should get something modest but nice. Best of luck.

Yeah, the areas mentioned are your best bet. If you like Coconut Creek you could stick around there as you will certainly find a decent sized home with a pool with that budget. Coral Springs is another option.

As you start heading south towards Davie your options will dwindle a bit, but you could still find something in that price range that fits your needs.

I see everyone mentioning Davie and Plantation, but no one is mentioning Cooper City. Cooper City is right next to Davie, and has better schools than both Davie and Plantation. It's also right off major roads like Flamingo, Pine Island, etc... and all very short work to 5-95 and I-75.



I own a really nice (modest) house in Cooper City, a 2,300 sq-ft, 3/2... fully restored. I currently rent it out, and it's been a cash-cow for me. I bought it in 2003. I only mention this because the home currently isn't valued at more than $550k on a good day, and it's a 1/2 acre on a cul-de-sac with 10 different fruit trees, and three A-rated schools, and walking distance to everything.



Homes rarely come up in that area of Cooper City, but worth keeping your eye out. It's not trendy like parts of Hollywood or Los Olas or whatever... but if you want a nice home in a nice neighborhood with excellent schools and fantastic resale value... you really can't beat Cooper City.
