I bought my home on March 10, 2010 so I could not file for the homestead exemption because you have to have residency on January 1st of the tax year. I looked up this years new tax bill and it is still reduced by the last owners homestead exemptions. Does that sound right?
I believe I need to file for my exemption between Jan 1st and Mar 1st, 2011.

You are quite lucky rikoshaprl, you may indeed use the previous owners exemption for this year only. I also purchased a home in March 2010, but sad to say that the previous owners had no exemption so I will be paying the full bill this year. Next year I will apply for both the Homestead and the Senior exemption!

Yes, tax bills are paid in arrears. So the bill in Nov will be for tax year 2010. When you moved into the house, the sellers had to pay you for the prorated period Jan 1 to the closing date. If the previous owners had exemptions, they still apply. When I look at a home that has no exemption, I think of it as an added cost to the house for me. Some have homestead, over 65 & a widow's exemption and others have none at all. I saw one house owned by a 75 year old widow that had $100,000 in exemptions, which I think is the maximum.

Whoohoo! Thanks Nancy and Daisy. Next year I will lose the over 65 exemption that the previous owner had. Now I just hope home values go down so I get a lower "base" rate.

You can go on the Charlotte County Property Appraiser site, enter your address, and click on "proposed tax bill" and look at the preliminary 2011 assessment. Oops - you live on the Cape. Lee County is probably similar, but I typed this before checking.

Edit: Nope. Lee County doesn't have estimated taxes for 2011. Sorry.
