Any guesses as to where the 2011 Lee County Property Tax Assessments are going to come in at (compared to last year) ?

Higher ? Lower ? Flat ?

I should have been more specific ... what I'm talking about is the Assessment Value for any given property ... in other words, the "taxable value" of a given property.

The Assessment Value of a given property is not necessarily going to go up or down just because the government wants/needs more money ... they can adjust the millage rate multiplier up/down to get the money that they want/need.

The Assessment Value is going to go up or down based on whether the real and/or perceived value of the underlying real estate has gone up or down.

So basically, I guess what I'm asking is whether the Lee County Property Appraiser believes that property values have gone up or have gone down during the past year.

My townhouse went up last year and I expect it to go up this year by 3%.Same as last year increase. Go figure all the homes on my street went down in value except our complex. I appealed it and that went nowhere. All the homes are much older and our complex of 8 units is fairly new.Built in 2006. I think the mill levy is almost maxed out now and would have to go to voters to raise it again. Taxes here are like gas prices they go up very fast and come down at a snails pace. That is what happens when the people in control are all crooks.

More than likely lower, but they will raise the millage rate to get more money.
Hopefully you qualified for the homeowners exemption.

sorry I misunderstood your initial question. for the most part they should be flat. until recently making a new 2 yr high the median price has been stuck in a range for the last 2 yrs, of course there are going to be some that go up , some that go down . residential should stay pretty much the same, land has gone down, commericial has gone down.

Did anyone have the impression of values being pushed way below market value last year?

My theory is that they are pushing assessed or taxable values down, so that when they start back up, the homesteaders will benefit from the 3% cap, and non homesteaders will take it up the rear with relatively unlimited increases

Perhaps this is only how it appeared from a paseo perspective

No FL has a history of over valuing the property prices. It isn't just in Lee County. I own property else where and they had the land valued at $15000.00. Any lots that sold went at around $3000.00.
This is how the local government feeds it self and they got raises even during the worst part of the recession. And now they are still quibbling over 3 or 4 percent when many people had to take a much bigger pay cut.
