I'm considering purchasing a house in SE CC that is roughly 2500 sf. House was built in 2000 and has the original roof. It looks to be in pretty good shape, but I know it will need to be replaced within the next few years. Could someone give me a rough ballpark cost to reshingle a roof that size? No deck replacement, no gutter or flashing replacement, just a reshingle. Thanks!

I've gotten two estimates so far for the just under 1200 sq ft house I am buying. The first estimate (Roman Roofing) was $8K for shingle, $10K for metal, the second (Crowther) was $13K for shingle & $15K for metal and I waiting for my third and final estimate from Nastar Roofing. The house I am buying had the roof replaced in 1996 and so far it has held up well despite all the rain we have been having. However I plan on replacing the roof before I move in in late summer.

I am assuming the quotes I got are for a whole reroofing as the current roof was put on in 1996. If you just need the shingles replaced it would probably be less but I am not knowledgeable about roofs other than they go on top of your house and keep the rain out. :-)

Chiluvr I am looking for a quote on a metal roof....we got a quote from Nastar 13K for metal and 9K for shingle. We are at 1620 sq ft. They did a neighbors roof and did a nice job but I still would like to get that price down. We had a quote from some other clown that I can't even remember his name and he didn't give me a card. He was at 17K for the metal and 12K for shingle. You really have to get several quotes because you can see the prices are all over the map.

Are there any Amish crews down here who do roofing? Up in the north east a similar roof would be half the costs mentioned in the above posts for similar sizes.
