We are looking to purchase a vacation home and eventually retire to SW Florida. We are looking between Sarasota and Ft. Myers. We would like to have a home built for us on a lot of our choosing but wonder if there are lots for sale within established communities? In other words, we would like the amenities of a gated community (we know there will be HOA fees) but would prefer not being stuck with one of the cookie cutter/mass produced homes. Are there any communities that allow someone to buy a lot and bring their own builder?

Most of the gated communities that are still building are under a Builder.
So the communities have design standards.
If You like something more unique, I would suggest you look at Babcock Ranch which is just North of Fort Myers.
It is the only Solar Powered Town in the world.
They have 5 builders and are not cookie cutter homes.
Very interesting concept that may interest you.

Very interesting concept. I guess I should have mentioned our budget. Sadly the homes at Babcock Ranch might be sustainable but my bank account wouldn't be after seeing the prices of the homes.

Thanks for the info but our budget is probably no higher than the low $300,000s.
