Pulte gave us an estimate on when our new home will be built and the week they expect us to be there for closing is the last week of March.

I need a firm date as flying down from the Northeast I need to lock in the best airfare.

What are the laws related to closing in Florida?

Can i delay to my needs?

How long can I delay?

We are paying cash for the deal so we do not have mortgage/bank issues.

I wonder if I lock in an airfare now for the last week of March and Pulte comes up with some issues to delay closing, can I force them to pay any fees or a new airfare due to their delay?

I understand this is an important question for you.
However, it is a legal question that an attorney should advise on.
You have a contract with the builder, and the terms should be spelled out in that contract.
Since it is a legal document, both parties are obligated to perform according to those terms.

In a contract with builders they may leave out terms and conditions.
This is why I always recommend that buyers have an attorney go over contracts before they sign them.

As Mr Cape Coral suggested, I'd contact a real estate attorney. You're talking about a legal contract with a builder. We haven't seen the contract, and even if we have, we're not attorneys. This is an internet forum. I don't know how anyone could properly advise you here.

It's great that you're paying cash - that should avoid any financing delays. But what about building delays? Rain? There's not much rain Jan-March, but you never know.

We just went through a major hurricane too. Contractors are very busy right now. This may not affect the planned community builders like Pulte, but delays certainly seem like a possibility.

Contact an attorney.

You should be able to close remotely. Contact the Title company that is handling the closing and ask them. You will probably have to have notarized some documents.

That's what we did. But it was an existing home and not new construction.

If not, then I would say given the size of the transaction, spending a bit more for refundable air tickets would be a good investment.

You can close remotely. I did with our Pulte home that we had built here in St. Louis. My wife was here, but I was out of town.

On a side note, I would NEVER buy a home from Pulte again. Having been in construction before, it just blew me away on my many ways they could cut a corner.

Closing remotely is convenient, but if it was me, I would want to do a walk through myself and/or have a final independent inspection before I close on a new construction. I'd imagine you have much more leverage to remedy issues before closing.

Another good reason to consult an attorney. It's another added expense, but you know you'll be getting advice in YOUR best interest. On a 250k+ purchase, I think it's money well spent.
