Florida, particularly SW FL, does have an economy based 'partly' on what retirees decide to do / not do. Same for The Villages, and other parts that cater to seniors.

If you look at the new homes built in Naples from say, 2015-2021, you will see a lot of 2+Den attached villas. You also don't see 1 bedroom condos being offered in these places either That is to CATER to the market. Families aren't buying those and they are in a TON of newer communities. Sure they have larger homes, but still, that's much less common in say SE Florida. You don't see a lot of 2 bedrooms villas. You'll see 3 bedroom townhomes more commonly.

It'll be interesting to see what the 2022+ communities are building but already places like Ventana Pointe aren't offering smaller homes. They know families are moving East of 75 for schools and affordability.
