Hello,

I've been looking closer into buying a home in the HEB area north of 183. My wife and I currently own a home in south Irving and have lived here almost 8 years and I'm originally from Carrollton.

I have been really impressed with that area after driving around and wanted to see if anyone has additional suggestions as to specific areas to look into. We've got our budget at 200-300k. We really like Bedford and north Hurst.

Our main reason we're leaving Irving is schools and overall quality of life unfortunately but I work in Las Colinas, my wife works in Grand Prairie, so HEB would be a great fit. I looked into Grapevine but it's getting harder to find something that fits our budget. We've also been very impressed with the HEB school district ratings! Irving is getting expensive and we can't afford to live in Valley Ranch, and are looking for something more laid back and somewhat low key.

Interesting we live in Trace Ridge on North Tarrant Parkway and I work down near Jerry Land in Arlington.

The commute takes about 45 minutes for 22 miles, not too bad if you use the toll road.

The difference in commuting from here instead of the HEB school district would be about an additional 8 miles each way, however going to Las Colinas you have to get past the big elephant that is DFW.

For us, the choice revolved around the school district and then house affordability.

We picked Keller ISD for the school consistency and Trace Ridge for affordability.

Thanks for the response. Interesting that no one else has anything to say about the area..I'm looking for neighborhood suggestions. Can I get some responses please?

HEB north of 183 is nice. I'm in those areas often for shopping, etc and I've never had any issues.
I live in Grapevine and we love it here. You might consider making an offer below list on some of the Grapevine houses. I can think of 2 in my neighborhood that are totally overpriced and have been on the market for a LONG time!
There's no reason to make that 45 minute commute from Keller when there are nice places that are closer.

My brother lives in Bedford east of 121 in a nice neighborhood, but there isn't anything for sale there right now. It is in your price range though. There are a variety of ages, styles, and lot sizes in the area you're interested in -- I think all are good, and it will just be finding what you like. Grapevine and Euless would be good options too (same basic area).

Thanks! We did have Grapevine on our list but the prices have gone up there, and we're looking for at least 1,800-2,300 sq. ft. That is still on our radar though. We've really enjoyed driving around the area and am really impressed with Bedford more and more! I think that's where we're going to focus our attention on at this point.

I love the Bear Creek area in North Euless and its got a back way, surface road, to get easily to Las Colinas. Much of zip code 76039 in N. Euless is in the Grapevine/Colleyville ISD, too.

Good schools, great parks, right near the 121N corridor and great shopping...fantastic area!

Have you considered North Richland Hills? We've been here seven years, and are very happy with the way the city is run. I drive into Dallas, and hubby drives past Weatherford, so this was our "happy" medium. It has worked well for us. We're in a neighborhood off Rufe Snow/Trinidad. There are a few homes for sale now in the 230K - 240K range. It's quiet and convenient. Birdville ISD schools. We're past school age kids, so not sure how great the schools are, but the kids in our neighborhood certainly seem happy. There's a lot of playing outside, and a nice mix of ethnicities.
