Thinking along the lines of Albuquerque, but not hotter in summer, or colder in winter.

Check out Gainesville GA, which is part of the booming, job-rich North Atlanta suburbs along I-985. Gainesville sits on the northeast tip of gigantic Lake Lanier and is close to the meandering Chattahoochee River. Gainesville is 45 minutes south of the Georgia Blue Ridge Mountains and is within 90 minutes of the 4,500 foot elevations in the North Carolina Blue Ridge Mountains around Highlands and Cashiers for summer chilling. Gainesville winters average highs around the mid 50s and lows in the mid 30s while summers average high 80s and lows around 70. The area has beautiful Falls and Springs which are all pretty equally balanced by time.

Elkins, WV

It's on the warm side for me but has absolutely gorgeous mountain views and is part of the Monongahela National Forest.

Johnson City, TN

Hilly terrain, rivers and close to mountains

Thanks for the detailed post. We were actually looking at areas between Atlanta and Greenville, SC. Overlooked Gainesville. Didn't realize it had such a good economy in the area.

The job growth hub in Atlanta for quite sometime has been the Johns Creek-Alpharetta area on the north end, about 30 miles SW of Gainesville. Due to build out and rising costs some of that commercial growth has expanded over to the east toward the largely undeveloped I-985 corridor. Towns like Buford or Suwanee are seeing quite a bit of job expansion and place you closer (10-15 miles) to many more work options than what you would see in Gainesville proper (40 miles) versus the many corporate parks in Johns Creek-Alpharetta. With remote work more a thing now, going that far a couple times per week may be worth the recreational advantages in the end...I know it would for me!
