Thanks everyone for the replies. I'm gonna look into Chattanooga and Tampa also. I'm not sure about the job market in Chattanooga but it looks awesome.

Yeah, it can get a bit tiresome. The good news is the region is basically split 50/50 but there are plenty of extreme viewpoints on both sides. We sure could use more progressives, but we're getting there slowly! Tide has been shifting steadily for over a decade. Two weeks ago we finally passed an enhanced HRO to protect LGBTQ! Mayor didnt sign it but let it pass without an endorsement lol.

Check out other cities in NC like Greensboro or Winston Salem as well as Richmond VA, Chattanooga TN or Birmingham AL. All are vibrant moderately growing cities with a progressive nature and while not "big city liberal" you'll find plenty of others like yourself, a place where you can afford to live well and not worry about being priced out of the housing market.

Just curious as to thought process or criteria but what made you decide Chattanooga seems more interesting/awesome versus Greensboro or Winston Salem?

The hiking and outdoor activities in Chattanooga seem to be superior. Maybe I'm wrong? I know this criteria wasn't listed in my original post, but it is something I look at.

Tucson sounds great if you can deal with the heat.

Chattanooga is very pretty (Lookout Mountain), but the city itself is very conservative, at least when I used to visit.

Nah, you're right. Chattanooga is pretty conservative though, more so than Greensboro or Winston-Salem.
