There are properties in Newark (it's getting nicer now and I work here so I promise), Harrison (all new luxury buildings and a brand new PATH station), and the Journal Square neighborhood of Jersey City.

Journal Square:

I actually live in one of the above, so if you want more details, you can DM me. I only have a car for work since sometimes I commute to places without public transit deep in NJ. But almost nobody owns a car in my building and most people use PATH to do everything in the area.

That said, you will definitely get more for your money in a city like Philly or Chicago. You can be right in the cities for the same price. But if you want NYC, this is the closest you'll get without being right in it and paying NYC prices. You'll still be able to do everything NYC has to offer. I do.
Yep, and you'd be closer to NYC than someone who lives in the Woodlands would be to Houston.

Yeah the commute from Newark at the far west end of the PATH system to the World Trade Center in the Manhattan Financial District is like 20 minutes. About the same for Harrison as it's very close. From Journal Square it's like 12 minutes. From the furthest end to furthest end including a transfer (Newark to 33rd St in Midtown Manhattan) its like 40 minutes. It might sound long, but that's the same time it takes a lot of people from Brooklyn also. And PATH runs 24/7/365. And 40 minutes is a regular driving commute time in many cities.

Actually one of my friends cut down her commute time to near Times Square by moving from Brooklyn to Jersey City. Also, if you're ever in a major rush, or have the money to spend on it, you can get from Newark to Midtown even quicker by hopping on any of the many New Jersey Trains that stop in Newark before heading into Manhattan. It's quicker than PATH, though more expensive. But still an option.

Also, consider the fact that most jobs pay more in NYC as well. If you're going to pay the same amount in rent, you'll probably make more money here.

Oh, want to mention Pittsburgh as well. Their downtown has in recent years done a lot of residential conversions, so that might be up your alley.
