Mom with 2 homeschoolers 13 and 10. Blogger, certified natural horsemanship trainer, looking to purchase 20+ acres with pasture, dream spot would already have barn, indoor arena. Don't need house necessarily, looking to purchase tiny house.
Budget is $300,000. Would board horses for supplemental income as well as training. Blogging brings in the rest.
Looking for good weather year round (still want 4 seasons, mild winters, mild summers, low humidity. Prefer cold over hot.)
I am thinking the economic downturn would be a good time to buy, as well as lower interest loans.
Give me the pros and cons of cities, states. Not looking for dressage/racing equestrians. Focus on pleasure riding, riding as one, etc.
I know there are some areas of TN, NC, SC, and KY that have some nice equestrian areas. But the "cold over hot" being a prerequisite, they might not be what you're looking for. I have family in MI and the central part of the state has a good number of horse farms. But their Winters are cold. Maybe around somewhere around Albuquerque? Hope you find a good place. I’d say a general area to look into that would put you in between these places would be southern Onondaga and northern Cortland counties south of Syracuse(maybe SW Madison County as well). Plenty of land with hills and valleys. There are already horse stables along Route 80 in the town of Onondaga in between the southern city of Syracuse line and the Onondaga Nation(Native American land). There are also a couple of alpaca farms further south on Route 80 in the Tully area.
I know you are homeschooling, but in terms of searching for properties look in school districts such as LaFayette, Onondaga Central, Tully, Fabius-Pompey, Homer, Marcellus, Skaneateles, DeRuyter, McGraw and even rural parts of the Cortland City SD. This is just to specify the general area I’m referring to and how to go about your search, if interested.
Watch property taxes, as rates can be/are high, but property costs can/tend to be lower than you may think. People assume all of NY State is expensive, when Upstate NY is generally around the national average, give or take.
Winter weather may be an issue, but the further away from Lake Ontario, the lower the annual average snowfall.
Good area if you like to ski, as there are 4 ski areas within that target area as well(Song Mountain, Toggenburg, Labrador and Greek Peak). Same in terms of this County Park: Highland Forest » Onondaga County Parks
Camden and Aiken in SC are big horse towns. Check them out.
If the OP was willing to go for a more warm/hot weather climate, Camden (near Columbia) and Aiken (near Augusta, GA) were going to be my very suggestions for SC, lol. For NC, Union County (southeast suburb of Charlotte) and the Southern Pines/Pinehurst area (just west of Fayetteville & southwest of Raleigh/Durham) are good horse areas too. There may be more, but those are the ones I'm most familiar with. I homeschooled my kids through middle school and NC is extremely homeschool friendly. There are tons of great homeschool groups and organizations to be apart of and a very large, extensive state and local homeschool sports organization.
