My husband and I currently live in Fort Myers, FL. I have lived here for 9 years (in addition to having lived north of Charlotte, North Carolina and upstate New York). My husband has lived in this area all of his life. Within the past couple of years here, things have boomed and as I'm sure like many other places, real estate is through the roof and housing has gotten expensive. Property is hard to come by with much of the area boasting gated communities or houses on top of one another. Right now on Zillow, there is only 1 house for sale under $300,000 on 1 acre or more of property. Yes, 1.

My husband and I absolutely love the outdoors and spend most of our time here fishing, gardening, kayaking, etc. We also enjoy atv/utving, but there are few places to ride in the local area. You have to drive quite a ways north to go to an off-road park or belong to a property owner's association that permits it. So, we don't ride much anymore.

And then there's the heat. As I write this, it's 91 with a "feels like" temperature of 102. Need I say more?

For quite a while now, we have tossed around taking advantage of the market and relocating to a small town that has seasons, is more affordable for homes with property, and would jive with our outdoorsy lifestyle. Places we are curious about: Northern areas of FL, Georgia, North Carolina, and Tennessee. This fall, we would like to go on an exploration trip to Blue Ridge, GA area and south of Asheville, NC.

Any thoughts, experiences, or recommendations are greatly appreciated!

Lived in Orlando 18 years before moving to Colorado.

Check out Cookeville, Tennessee. It absolutely meets all of your criteria.

Within 40 minutes of town there are 100 waterfalls, a dozen state parks, and 1,200 miles of lake shoreline. Within four miles of my house are two huge lakes, 4 marinas, and 6 campgrounds. All of my neighbors have boats, and a few have jetskis which works out great for me. Canoeing and kayaking are also wildly popular. An Olympic kayaker came to the area a few years ago, fell in love with it so much that he moved his entire operation here and now builds kayaks which he tests on area rivers.

The area has four distinct and beautiful seasons. Summers are hot, but not Florida hot. We average around 7 inches of snow per year spread out among 2-3 snowfalls. The snow rarely stays on the ground more than a couple of days. Every few years we'll get a good snowfall that might stay on the ground for a week.

Most of my neighbors also have ATVs. Kids around here are weened on ATVs.

Cookeville itself is a very attractive and very prosperous town with things most towns its size don't have: professional symphony, Shakespeare in the Park, 200+ restaurants, lots of museums, galleries, concerts, festivals, shopping, etc. And it's only an hour from Nashville. Plus, and this is also unusual, gigabit internet is available not just in the city but also out in the boonies. I live 25 miles outside of town but have gigabit internet at my little farm.

And this video is of last year's Pan American Kayak Bass Championship, where bass fishermen from around the Western Hemisphere descended on Cookeville area lakes and rivers for some awesome kayak fishing. One of the fishermen said that coming to Cookeville was like he "walked right into a Norman Rockwell painting."

Check out the Cashiers-Highlands-Lake Toxaway area of NC south of Asheville. It's beautiful with tons of outdoor recreation options yet minus the giant crush of weekend visitors seen in many of the destination towns in the NC, TN and GA mountains that makes getting around obnoxious for locals. Elevation through much of the area is at least 3000 feet and in the town of Highlands around 4,100 feet, the highest elevation of any town east of the Rockies. As a result summer temperatures are actually refreshing with highs around 80, lows around 60 and much lower humidity than the rest of the east coast. Winters have moderated in recent years with most days in the 40s or 50s with lows around 40.
