I would stay in the Gulf Coast region where I am now. Anywhere from the Florida panhandle, South Alabama, coastal Mississippi, or Louisiana's Northshore.
If you only had 150k I don’t think it would be a good idea to spend it all on a house.
I strongly agree. You also shouldn't move to a place just because you can afford it.
Buying a house is not the end to home ownership. You also have to think about taxes, utilities, upkeep, etc. You need to make sure your income can support all that.
Investing in a vacation property that you can rent out most of the time isn't a bad idea though.
One of the small towns ringing the Dallas-Fort Worth MSA because the tax structure is lower, crime is lower but you are within 30-40 miles of metroplex core amenities.
Weatherford (far west side of the area, county seat, modest growth, still feels like ripe for something bigger to happen).
Granbury (nice little lake)
Sherman (60 miles north of Dallas, near two big lakes, nice tree cover, but about to get big with at least two new TX Instruments chip plants announced last month).
Denton (college town with a nice square, near a big lake and 30 minutes from Winstar Casino)
Midlothian
Waxahachie (Top choice - great square, some new development, slow pace)
A low crime, non-ghetto place where I don't need a car and in a job market decent enough to pay my bills. For that price I'm limited; even 1 BR houses with yards will be hard to come by. Townhomes & condos maybe.

Rather than wasting money on rent, and recently coming into some money, I thought to see your ideas about the best place to spend 150k for a home.

So far, I'm thinking that rural Georgia outside of Atlanta might work.
I like greenery and good soil for a garden.
Perhaps Ohio or Indiana but was trying to find warmer weather and avoid snowy winters.
I'd like to be near a community college, a performing arts theatre, and love a community that offers fairs, holiday gatherings, and good shopping options.
I may not be able to find this and wind up adding a mortgage on top of cash, but it's worth a try to avoid that if possible.
I understand the point you are trying to make, but you can still buy a decent house for near that amount in much of rural america
Or many smaller cities in any region, if you know where to look.
