I’d like to see a list with average home prices below $250k.
That’s closer to the average of what people should be paying when not using fuzzy math to calculate what they can afford.
This list is from 2021 so probably still pretty accurate:
I was looking up incomes in several city for certain careers and looking up the amount of house you can afford with said income. For example, a senior financial analyst average salary is 82K in Atlanta I think and with that income a house that cost 240k to 320k is around a good price. Unfortunately, I did not see anything special when I looked up homes in ATL in that price range. So, I kind of understand people who say ATL is pricey.
Obviously great for people who already own comfortable homes here sitting on MOUNTAINS of equity now; but many would-be first time homebuyers; even those with degrees and decent income...have been shut-out of the market in the past 2 years.
US Metropolitan areas over 500,000 in population where home prices are below the national median price of $407,992 in April 2023.

Median closed sales price for residential RE in Wake County, NC for May 2023 was $485k.
Mean was $567,676
Which is WILD from a relatively recent "historic" perspective...but tracks with the new reality.
Wow, you do 15-18 closes in a year on one side, and you are doing pretty dang well for yourself there.
