Agreed. For as much hype as Pittsburgh gets for being some trendy Millennial hipster robotics/AI tech mecca Rust Belt success story our population is still in decline, too. St. Louis certainly won't become the next Denver or Nashville or Austin if Pittsburgh isn't despite all the press it has been getting.

Unfortunately, most people cannot choose their home based on price alone.

More important than price are:

Good jobs
Family nearby
Good schools
Entertainment
Recreation
Infrastructure
Scenic Beauty

And that's why the most popular cities are so much more expensive, everyone wants to live there.
