They all look more visually appealing in terms of curb appeal than most houses in the Midwest at similar price points.

I see the 2nd house just closed yesterday (as you mentioned it would) at $535k which is about 8% above asking price. That's a pretty neat looking house and still a decent price for almost 1,900 sq. ft. in a neighborhood such as Lochmere.

The 3rd house is pending and was listed at $499k. With 4 bedrooms on an almost 1/3rd acre lot in that location I'm sure it'll wind up closing north of $525k, possibly closer to $550k. What are your thoughts?

Yeah that one is definitely a "showstopper". Could easily appraise for $525/530ish as-is based on comps (that's a small neighborhood but same general vicinity as Oxxford Hunt and Trappers Run)....decent chance it did got bid up a little higher than that as well.

Lochmere house was probably intentionally underpriced. There aren't SFH in Lochmere for under $500k...really anything under $700k there is pretty rare and those will usually be dated/need work. That one looked very well maintained and updated. Being under 2k sqft is definitely on a smaller side for Lochmere though.

HOAs are ubiquitous in many areas of the country; especially in areas that were build up mostly in the last 30 years or so.

In the suburban areas pretty much anywhere in the Southeast; the only way you won't have an HOA is if you are in a smaller pocket of older homes.
