I'm gonna say Jersey City/Hoboken N.J. Over the past 10 years there's been enough revitalization to earn the area the nickname "the Gold Coast"

In Los Angeles, Hollywood, Koreatown, Highland Park, Eagle Rock, Silver Lake, Echo Park, South Park, Historic Core and Venice are the big gentrification success stories.

Mid-City, East Hollywood, West Adams, Arts District, and various East Side hoods, are some of the neighborhoods experiencing gentrification now.

NYC is probably the king of gentrification, while DC and Philly also have experienced quite a bit. Boston a little with Jamaica Plain but its core was never abandoned to the extent the other cities were.
