We currently have renters on our property in the general Atlanta area. My question is about liability. We left specific instructions about who to contact with ANY issue related to the house, it was part of the lease. However, the tenet started to experience a specific issue at the house and instead of calling our manager or me she hired a company of her choice to do the work. She did this prior to contacting us. If we could have dealt with the issue immediately there likely would have been a different and more successful outcome to the specific issue. But, almost six weeks later we are dealing with poor communication and a broadening scope of the original specific issue. Any guidance? Resources? Suggestions? Thanks...

For real estate law contact a real estate attorney, they are best equipped to provide an answer.
