There is already a Publix just to the north on Lake Oconee.

I know this is a small company, but I'm a bit surprised by the site. It is literally the middle of nowhere and looks to be surrounded by paper company tree farms for many miles.

The only thing I can figure is the company wants access to lake front homes for employees.

I would have thought near Madison or Covington would make more sense in the I-20 corridor.

You greatly underestimate the "lakes region" between Milledgeville and Madison, which includes Montecello, Eatonton and Grensboro. There is a lot of very nice and expensive real estate on Lake Sinclair and Lake Oconee -- as well as dozens of golf courses, nice restaurants, decent shopping and of course, a Ritz Carlton Resort. It's a little bit like Hilton Head, except without the beach, obviously. As I pointed out above, there's already a Publix store at Lake Oconee Village, which is the commercial center of the resort area. It is rural, but very sophisticated. Additionally, Milledgeville, Madison and Greensboro all have lovely downtowns with destination bars, restaurants.

Plus, you're about equal distance between both Atlanta and Augusta, when the call of the big city strikes.

I think it's the hidden gem of Georgia.

yea... the middle of nowhere! (small, insignificant thing: On Google it is a 1.5 miles north of Putnam County High school) That puts it half way between Eatonon and Madison.

11 miles north is the interchange with 441 and I-20 where other existing industrial sites are, more security, access to more people, better utility access/redundancy. Basic, minimal amenities, like fast food restaurants, gas stations.

A 4-H center, a rural high school, and what looks to be a large chicken farm is the only thing close to that site. Those hardly great site amenities for the headquarters of a small company needing a hybrid office-industrial component.

Putnam County only has 21,000 people as it is and this site isn't even in or near the town.
