I'm finding it especially difficult to find a 5 bedroom home built within the last 15 yrs in the $375k range in Greensboro area. It is especially difficult to find that in the surrounding areas without being in an HOA!

If you look in the High Point area (very close to Greensboro), you'll find quite a few choices that meet your criteria... though finding one without an HOA would be really difficult probably about anywhere you go.
HOA's are nearly ubiquitous for subdivisions developed in the last 20 years or so, due to regulations requiring that an HOA exist in order to own and maintain certain infrastructure such as stormwater detention ponds, and sometimes, streets and other public areas. Many times these HOA's exist only to own and maintain the infrastructure, and are not involved in issues regarding regulation of fencing, house colors, etc. You'll have to check each HOA to see what it controls.
I wouldn't think there are a lot of 5 bedroom houses out there, and most of them are probably large homes, so I can see why finding one for around $375,000 might be difficult, especially in a desirable location.
Edit: Realtor.com only shows 16 houses in G'boro with 5 bedrooms, built in the past 15 years and priced at a max of $375K. Thats a small pond to fish from. This one appears to not have an HOA, but it may well:

Thank you BC1960! I didn't know that about HOAs being required for infrastructure. I guess we'll just have to investigate further. We're just itching to get out of California for many reasons. Our home is paid off here and we want that to be the same wherever we move to. My husband works from home and can work just about anywhere. Thanks though!
