BB&T's Greenville office at 301 College Street, Greenville, South Carolina 29601-2014, bordered by College Street on the east, North Academy Street on the south, and Buncombe Street on the west in the City of Greenville in Greenville County, South Carolina, is proposed to be redeveloped into apartments. One hundred units are planned in the eight-level, 140,000-square-foot building.
Across Buncombe Street, a 30,000-square-foot grocery store with above-store parking and 35 to 40 houses along Whitner Street are planned.
I was part of a short IT project team that replaced the employees computers with updated ones back in April of this year . They mentioned getting moved out of that building within a year .

BB&T is moving its operations to Millport at Butler in Mauldin. I would project BB&T will vacate in 2018.
The BB&T drive through branch at 15 Duncan Street, Greenville, South Carolina 29601-1925, will make way for the new 30,000-square-foot grocery store. The grocery store has not been confirmed yet. I have heard speculation this could be an additional Publix supermarket. Publix's smallest prototype is 28m (28,000 square feet). Publix #1148, McBee Station, 400 East McBee Avenue, Suite 100, Greenville, South Carolina 29601-2940, is one of those stores.

C'mon Trader Joe's or a 365 market! Wouldn't it be weird to have two Publix stores so close together?
It is not uncommon for Publix to have two stores within a half-mile of each other. I know three scenarios in Florida. If Greenville's downtown population has reached a populated density to support two 28m (28,000 square feet) Publix supermarkets, then an opportunity exists.
Trader Joe's stores are smaller than 30,000 square feet. They are below 20,000 square feet.
I do not know what the future of Whole Foods Market's 365 banner after Whole Foods Market was acquired by Amazon.

Walmart Neighborhood Market's stores are larger than 30,000 square feet.

No grocers have signed leases yet, he said.
The only grocery store that is actively constructing stores 30,000-square-foot stores and stores with above-store and below-store parking is Publix.
I am not saying Publix is officially coming. There are strong clues that could support Publix coming coming to BB&T's Duncan Street branch site.

Not necessarily. It also said they hadn't signed anyone in particular yet. I hope at least they don't cheapen DT with a Walmart.
I really don't see the need for a 3rd grocery in that area with Publix already DT and Harris Teeter coming. I had rather see them given the chance to perform well. There is also an Ingles less than a mile way at Cherrydale with an Aldi under construction nearby as well as a future WM Supercenter across from Cherrydale.

Cherrydale is about 2.5 miles from downtown. The Harris Teeter that is supposed to be built on Augusta is also about 2.5 miles from downtown. The Publix is really the only option within walking distance of downtown. I'm not sure if there is enough business to merit 2 downtown grocery stores at this point but I imagine that the density will be there at some point.
