Can anyone tell me about the Lake James area in Virginia Beach? We are looking to buy one of the duplex/townhome style homes and aren't sure we will make it out to the area before we purchase. I'm just curious if this would be considered a safe and nice neighborhood. Any thoughts on the area would be much appreciated. Thanks!

I'm trying to think which townhomes/duplexes are in Lake James. Are you referring to the ones that are right next to Lake James in New Light?

Hmm I'm looking around Brandon Blvd off Kempsville Rd. I just realized there is a landfill a few blocks over which is a little disappointing.

it sounds like you are talking about the Brandon neighborhood. This area is close to the schools and is next door to Lake James neighborhood. These neighborhoods are part of the Kempsville area of Virginia Beach. Bought my first house in the area back in the late 70s in the Brigadoon section across Kempsville Road. Biggest complaint I suspect you will hear from people is the traffic and to this end, I would need to know where you will be working...and times going to and from work. Not far from the expressway but again traffic getting to and from the expressway could be annoying depending on the time of travel. The land fill you are referring to is Mount Trashmore 2. The first Mount Trashmore was converted into a beautiful park. The City intends to do the same thing to this Trashmore although I do not know when. I know that it is not always possible, but would you possibly be in a position to rent for a year before buying? This will allow you the opportunity to get a good feel for the City and areas that you might find where you would like to buy other than Brandon.

If you're talking about where I think you are the houses are way to close together, there is no parking, and the middle school is no good.

When I think of Lake James I think of the houses around the actual Lake James lake which are nice. But the area I believe you're talking about is average neighborhood. Probably some crime but not the worst in VB. Middle school gets a lot of kids from College Park area which is a lot of the reason they have problems.

I'd look across Kempsville Road in Lake Christopher instead of Lake James.

I like Kempsville Lakes townhomes as well. They're kind of cramped, but most of the ones I've seen have been pretty spacious on the inside.
