The area around Spring Grove is kept rural appearing by the paper mill and its associated odors so it's isolated from the sprawl more evident around, say, Shrewsbury. If you and your family is able to deal with that you might not do too bad at your price point. Many do commute to employment centers around Hunt Valley from southern York County, PA - surprised that no one's piped up in this thread yet. PA back roads are probably much slower than what you might be used to in Texas - time for distance can be much longer than in other areas of the country. Septic rules in PA are more draconian than elsewhere too, and very site specific for cost of repair - a "bargain" rural property might be a good bit of $$$ trouble. Water wells can sometimes be trouble too in very spotty areas of southern York, Adams, Lancaster counties. Keep your eyes open with a close reading of the disclosure forms and ask, ask, ask for clarifications of skipped or suspicious info, and a firm hand on your wallet when buying rural property in southeast PA. Disclosure is required for private sales in PA too, don't let anyone say it isn't.
