Hello All


Can you tell me if yurts, fancy tents , tiny houses and the like are permitted on the islands - Big Isle, Kauai, Maui and Ohau.

Yurts and tiny houses can be permitted. Not sure about "fancy tents" (isn't that what a yurt is?).

Big Island building requirements are determined by the Hawaii Revised Statutes and the 2006 International Building Code as revised by Hawaii County. Look up 'efficiency dwellings' for specifics on what would be required for tiny houses. Yurts and fancy tents as dwellings are more difficult to make legal.

Got to have someplace to put a tiny house and be within building requirements. No on the Yurts and fancy tents.

These folks have had luck permitting yurts on the BI: Yurts of Hawaii

Be forewarned, it's not a quick process.


Need to add, the owner/operator has been on this forum in the past, and may answer this thread. You can use the search function as well.

I bought an Argus package and it’s permitted in Nanawale Estates 600sqft the permitting process is time consuming. I did it for re sale value! It’s a pain in the butt! Since I know people here I got my home built for $70,000 on 1/5 acre which is 60ft wide by 136ft long. My neighbor has a Yurt and it’s permitted as well. My home is very well built and it’s how you decorate and what appliances you put in to your taste that will make it special. I have water catchment with charcoal filters (3) for my ice maker in my fridge! Your land clearing, septic system, electrical and plumbing will be costly. Plumbing costs are about $1000 per fixture and electrical in a 600sqft don correct is about 8-10G depends on how many switches and outlets. Get familiar with the building codes they change a lot. I’m lucky I have a great builder, plumber and electrical guy! My builder does water catchment also. A good excavation man will take care of your septic and get the health department inspection done quickly. If you need names and # of reliable trustworthy people IM ok! If anyone wants to retort, snark, or be mean go ahead!
