I am considering removing the dishwasher out of my rental property and was wondering if you all have any ideas of what to place there instead. Tenants always have a complaint about it one time or another so in order to eliminate the calls for repairs, I'll just have it removed.
I thought about a pull out wine bottle rack and wine glass stand combination but I don't want to encourage drunkened out of control behavior to go on in the place. Any suggestions here...thanks.
Although I have a higher end dishwasher in my home, in rentals I generally stuck with midrange Kenmore units. Very good value and generally easy enough to replace every few years -- Kenmore 24" Built-in Dishwasre with SS front |Sears.com

I don't put the least expensive but usually a mid range price one in but they seem to think dishwashers have little men in them to take the food off for them. One tenant had it clogged with food particles and put bones in the sink disposal...BONES... what the... it not a shark. This younger gen is incredible.
I would definitely eliminate the garbage disposal all that stuff they put down the disposal would go in the trash if the disposal wasn't under the sink. plus its one more appliance that can and will eventually fail and require a service call and money to be spent.
The easy solution- nothing! After that a 24" base cabinet, or a 24" drawer bank, or a combination of the two (12" base/12" drawer). And being a rental I wouldn't make a big deal about it being matchy-matchy (if you can't find the exact same type of cabinet).

You're right, once this one breaks then that is it...no more disposals.

Great idea. If they want one bad enough, they will get one. In some big cities the tenant have to provide their own frig and oven but here they don't.
Thanks for the advice here. When the those two appliances RIP I can also RIP that I don't have to get them repaired....AGAIN
I wouldn't an apartment without a dishwasher. It is far too easy to find one that has one and that is a quality of life issue. You will be cutting out a great big part of the rental pool.
