need some guidance. I have about 5K to spend on rennovations and I need to decide b/t new windows or new paint job on outside. I have a house built in 1920 with original (I think) windows, but the windows have really bad paint, and they are kind of a little rotten on the outside where the panels on the window itself is, not the window frame, but actual window.
I could get new windows on the house, and the extra expense of taking out the old chipped paint on the windowsill etc.. The windows don't bother me, but if I sell house, will probably bother a potential buyer. Might move in intermediate future.
Or, I could re-paint house for about 4-5K. House is current vinyl siding, which is white. It isnt ugly, but I am sick of the plain white paint, and want to jazz it up. But, a pressurewashing could make it look good...or at least not objectionable to a possible buyer.
Any suggestions on what you think I should do? I am sort of not keen on new windows in the old house, and I sort of think that a new paint job will be more tangible of an improvement, but new windows might be more practical since nothing is wrong w/ current siding and siding color. any suggestions?
I would go with new windows. The dollar return is much higher than a paint job. The windows will increase insulation, lowering your HVAC costs. Resale with new windows is easier and much more beneficial. you can shop and find windows that will compliment the 1920s style.
Here's another vote for the windows. Replacing the vinyl siding would only change appearance, not really give any benefit. New windows will really tighten up the place - reduce noise, reduce heating/cooling costs, as well as improve the appearance.
From the info you gave- your return on the windows would be about $0.00. The "advantage" you would "gain" would probably be less days on the market.
From an insulating standpoint, you have minimal heat loss with "functional windows". Regardless of the number of sheets of glass, gas, or coatings; Weatherstripping/sealing for an air-tight seal do more than any of those previously mentioned features.
From a true selling standpoint if the house doesn't look "fresh" from the outside (curb appeal)- how on earth do you think you'll ever get anyone inside? If the siding looks good with a good power washing maybe repairing/painting the windows would be more practical- and would probably leave half that budget for other fluff.
I would power wash the house to get it cleaner and replace the windows. isnt the whole advantage of having vinyl siding the fact that you dont have to paint it? once you paint it, your going to have to keep painting it..

I agree.
Paint the trim if you want to do something to make the house look different, or paint the front door. But leave the siding alone.
