We are still in the process of trying to find a house. We are considering projects that need some work.

One home we are considering is one that has a separate rental unit with it's own laundry and kitchen adjacent to a family room. since we don't need a second kitchen upstairs, we are considering the possibility of turning it all into a master suite and walling off the family room and turning the kitchen into a master bath and closet.
The kitchen has a sink and dishwasher and the washing machine is next to the kitchen with only a wall between.
Would it be possible to turn this into a bathroom? I have read that toilets need bigger waste lines, but would it be likely that a waste line for all of those things be big enough if you included a toilet/bathtub and sinks? If it wasn't how difficult would it be to change?
How difficult do you think this would be? And assuming medium finishes, what is a ballpark estimate of cost? I know, we need to have a contractor look at it, but if it's going to be a huge pain or unworkable, I'd rather not spend the time and energy contemplating it.

The issue will be installing the THREE inch pipe for the toilet.

That depends on what is in the way of getting to where you do have the larger waste pipe.

Even if it's a straight shot down to the cellar...
you'll still have a fair bit of wall/floor work to fix.

Master Bath-
Double vanity
Toilet
Separate tub and shower




...about $18k.
Maybe more if its in the immediate DC area.
