I did some searches but wanted recent advice on what type of flooring I should be leaning towards in the garage. Wanted to do an Epoxy coating or Flextile (which I think is some rubber tile?) We're in NC, so the temperatures get hot and have very hot tires when parking the cars in the garage. Is this still an issue with modern epoxy coatings? No heavy tool work in the garage, but there is the occasional oil leaks, dropped wrenches, etc.

I saw this sign near some houses where I they got epoxy coating done.

Scrub/Pressure wash well.
Maybe even a dose of muriatic acid.
Concrete Sealer.

Yep- "usual household" garage floor is plain ol' concrete.
Next up- concrete stain
Then epoxy coating

A lot of guys like "Race Deck" and others just go with VCT.

at the current installed cost of a properly prepped and adequate mil thickness epoxy topped with a urethane to give good wear characteristics and durable hot tire pick-up resistance ...

I'd advise doing this for a residential garage only if there was a specific cosmetic value to the installation. Some folk want a broadcast chip floor look, some want a solid color ... but it takes a lot of mil thickness to achieve that hot tire resistance.

Otherwise, a good cleaning and penetrating sealer will suffice for most folk if all you're needing is a cleanable concrete floor.

Acid staining can be an effective cosmetic system, but keep in mind that it must be sealed with epoxy and urethane to perform and last over the years, just like an epoxy floor. Again, this is worthwhile to do only if you value the cosmetics of such a floor.

PS: I looked at the videos of the site you posted, and the guys are doing a great job of making some of the basic errors in a quality floor installation. They're using lightweight rotary grinders ... at least I hope they're using diamond stones ... where this is a job for a BlastTrak steel shot blast machine for the coating removal and surface prep. Ideally, for an epoxy floor, you don't want a smooth ground surface, you need a profiled surface to a clean, dry, open, porous and accepting concrete deck. It makes a big difference in the adhesion of the epoxy, which affects the hot tire pick-up. I've seen a number of such floors lately in high foot traffic areas in commercial applications, including restaurant seating areas, and the floors were failing within 6 months of foot traffic. They wouldn't hold up very long with hot tires and the weight of a car.

Yes, I understand the usual household has a concrete floor. I am asking about epoxy, tile and other coatings that are better for a garage floor than the standard measure.

Check these garage floors out. I have one of them, love it, get lots of compliments, the garage always looks neat and clean. Costs about the same as epoxy but lasts much longer and easier to keep clean.
