Not sure if I am posting this in the right area? But I have searched all over and can't find an answer.

I live in upstate, NY and was wondering what it would cost (approximately, of course - a rough estimate) for a basic guest room going from above our garage to the patio area of our home. The patio is located at the back deck/door to our home.

The garage is 24 ft length x 16 ft wide and is detached from our home.

It would be a basic guest room with no plumbing, was just wondering what the average rough estimated cost would be.

Originally, we wanted to build a room onto our home but we have a manufactured double-wide and it would be difficult, the way ours is planned out, to add a room would be difficult due to planning permission.

I know you can't give me an exact but... Any advice and information would be greatly appreciated, thank you in advance.

That's a huge open ended question.....it sounds to me like this room goes from a garage over top of a breezeway sort of thing? Regardless, it sounds to me like "foundation" --in this case columns to get you up and over....a roof, walls and all the trimmings....windows? skylights?

SWAG? Somewhere between $100 and $150 per square foot of new space. VERY roughly.
