i am selling a beutiful full renovated house in a historical area in plainfield new jersey but cant get not one offer...i lowered the price but still no offer....this house has every thing you can think of but an offer....it is on the mls. and i feel my realtor is doing her best(few open houses,but only advertised once in the local paper,and homes and estates)can someone tell me what i am doing wrong...and how i get the eyes from new yorkers...thx

Can you move the house out of Plainfield?

Seriously, Plainfield is still thought of as being a poor choice of towns, despite there being some beautiful older homes there. Anyone with kids isn't going to consider the town, so you're left with DINKs and the gay community (which is pretty prevalent in Plainfield).

Also, while you may have lowered the price already, you may have to lower it further. Prices in general are starting to drop somewhat in NJ, so people can afford towns now that they couldn't a year or two ago- that makes it even less appealing to consider marginal towns. I hate to be the bearer of bad news, but you may be in for a long wait unless you price the home extremely agressively.

Sorry, same situation in Cincinnati, and no good ideas. We're considering moving to the rental market for a year or two until things pick up.

Same situation in Maryland. On market since May07. Then, took off in Nov07. Back on around late Nove07, some offers. The offers I had were so low...I laughed. Maybe you should try to wait out the market. GOOD LUCK!!

I would have to say lower your price. Have you staged your home? Staging can really help set your house apart from comps.
I went on realtor and put in plainfield I got over 700 results. That is a lot of competetion!! Setting your home apart from others at a better price should sell it

I was told once that only one thing sells a home and that is the price. Now sellers do not want to hear that and the price that is set would have to be based on obviously the condition as well as appearance and comps in that area.

Well, having been stuck with a house in Louisiana during the oil crash, I can certainly relate to your problem. Instead of continuing to lower your price, have you thought about offering some $'s to be applied towards the closing fees?

Im once again going with Bob Kovacs on this one. No one with kids would ever consider Plainfield with all the crime and gangs in the High Schools. I also agree there are many old historic awesome homes there. But That dont mean a thing if no one wants to live there.

The market is telling you that your grossly overpriced. Know Plainfield very well. Its one of the armpits of NJ unfortunately. (along w/Paterson, Newark, Camden, Elizabeth).


I'm sorry, but you and your realtor need to heed the words of the people on this thread and get back to reality.
