Living at my place for 5.5 years and my ceramic tile and grout (off-white) have seen better days. I've tried cleaning the grout using DIY methods with no success. So I got some quotes on tile/grout cleaning and sealing and most have told me that I should have been getting professional cleaning at least once every 2-3 years; is this true?

also, what's a fair price to pay for tile/grout cleaning and sealing? I'm thinking of going with a well reviewed company at a cost of $0.60 sq/ft.

I've never had "professional" grout/tile" cleaning! I use a mixture of baking soda and hydrogen peroxide (the kind you find in your drug store).. make a paste, and scrub it lightly on your grout....then rinse....clean grout! Tile should clean up nicely with just a floor mop!

Once you have it clean, seal it. There are aerosol sealers...very easy DIY!

I've never had mine professionally cleaned, but it definitely needs it. TECH spray grout cleaner does a really good job but it is too time-consuming if you need to do a large area.

I see some decent Groupon deals for grout cleaning.

We get ours (limestone) done every two or three years. Around $0.50 per SF.

We generally use a specialist in stone.

I dumped a diet soda on some tile once and scrubbed it. Seemed to work pretty well. (I figured the regular soda would be sticky)

My floor grout is tan, not sure what effect that bleach would have on it. May try the hydrogen peroxide and baking soda formulation, though.

The last time we used Carbonated Solutions of Las Vegas. So much better than steam. They did a really great job, but my wife tells me it wasn't cheap. We have mostly tile throughout the house except for two spare bedrooms/Home office. Same carpet we bought with house 15 years ago, and seldom used. A grey/white tile in kitchen that we ordered when new, and still wonder what we were thinking. Replaced carpet in living room and master bath with Mexican tile, and Master bath is travertine, which they made look like new.

We've used the carbonated method before in our previous house on carpet, and on this house before we replaced the carpet with tile. It is really superior to steam, but I think you have to have the right people for either method.

Like I said, it wasn't cheap. but the house is over 2400 sq ft, and that included some expensive large throw rugs too.

The card my wife just gave me says: Rocko Wimberly, 702-423-6082.

We need him again too. It's been a few years, and we have been waiting for six months for Lowe's to get their people out of our bathroom, so we could get it done. (That's another sad story, and why I'll ever shop Lowe's again.
