Ours is a room over the garage, a bit larger at 410 sf. We used it as a recreation room for the kids, when they were still here and young. There were toys and games, tables, and a computer. probably Windows 95 back then. Since they grew up and left I turned it into my hobby and side business shop. I have a last engraver/cutter, airbrush systems, stained glass equipment, a 3’x12’ work table, and a lot of materials.

My niece has her toys, games, etc in an unfinished area of my sister's basement. It is partially drywalled (by the previous owner) so she put posters, maps, etc on the walls and has shelves with her stuff on them. It is nice cause it can get messy and it doesn't bother her parents too much (cause it is out of sight). I suppose can be a little chilly in the winter but not too bad. So if you don't have another room upstairs for a play area, I think it is a good option.

But as for now, we're using ours as a guest/rec room. But I guess it might change with time, and it would be easier to remodel a finished basement to a playroom for a kiddo.

what do you do with 4 bedrooms + red room when you are just one person living there? I can't imagine needing that many rooms
