The house we have just moved into is all double aluminum sliding windows that are all a bit stiff to open and close the tracks they slide in are in need of lubrication,

I used to have those same windows before I replaced all of them. This is what I used and it worked well:

Is there any dirt between the tracks? That usually makes the windows slide harder.
Other than that, try this:

I'd start with CLEANing dirt and corrosion.
Check that the roller is moving freely and not flat spotted.
Dry them well and see how they are.

A drop or two of 3in1 oil on the roller axel.

The problem is these windows are 6 floors up so i'm a little wary of disassembling them.
ill first try a graphite lubricant,if that dont work its time to call the janitor.

thanks

I wonder if graphite would be good. That's what I use in locks, and in the miter gauge tracks of my table saw--anywhere I want respectable lube without liquid.

Dirt/grit/dust is usually the main culprit. But, with your scenario- yeah, call building maintenance.

Sorry, btw, about the post duplicating what you came up with, OP. As you can see from the times, we were composing nearly simultaneously and I didn't see yours. But we do seem to agree that it could be worth a try.

Endust is what I use to lubricate my Little Giant ladder (its aluminum). Its what they suggested in the manual. Its great because it does not attract dust and dirt like oil based lubricants.

What professional property managers have found to be the best is, to clean the track, and then spray it with Silicon Spray. It is clear and comes in a spray can. Insert the little very thin straw that comes with it into the spray nozzle, which controls the spray where you want it, and spray the track all around, and especially hit those little wheels to free them up and let them turn.

Lasts for weeks, does not make a mess using that little straw to control it. And when dries leaves no mess, just keeps working week after week. When the window starts to be harder to slide, do it again. Any form of oil attracts dust and dirt, to gum up the track.
