Well to add to my previous post, as much as acreage sounds nice, you must either hire someone or be willing to maintain it. that factored in our decision, plus those sized lots tended to be even farther out than we are now. Also where the house is situated can make a difference. Our half acre lot holds a 3700 square foot house plopped right in the center so the distance from neighbors on four sides is pretty large. We definitely don't have the "neighbor on neighbor" problem. Any more land than that and it would be a big pain, based on our experience with our current lot. That'd mean more trees crapping stuff on the ground year round, more lawn and landscape maintenance, bigger sprinkler system, etc. We aren't the handy type so we hire out for lot and landscape maintenance; therefore, it'd be burdensome if we had more land.

My last house has 2.6 acres, in the Spring/Summer/Fall I couldn't see my neighbors behind me because of the trees and foliage. If I had neighbors on the sides, I'd be able to see them, if there houses were closer, but each had 10 acre lots, there houses were far away. I think 5 acres is ideal, just clear a decent amount of space around your house to keep mowed, you can leave the rest of the property woods for privacy, you don't have to worry about upkeep for the woods. I had about 1/2 an acre cleared around the house with grass, I mowed the lawn with a lawn tractor. I had more weeds than some people had, but I really didn't care, it was green, good enough for me.

Well, perfect world, a lot bigger than what we have in the current house (0.08) or the next (0.12 maybe?). The next house is about $800,000, but that’s Vegas, you’re not getting a large lot unless you’re either way out of the areas I’d want to be (edge of the desert for you then) or it’s a $5-10 million house. The price per acre runs maybe $600,000 to $800,000 depending where it is and view lots like ours probably a lot more than that. Developers often charge $250K to $750K lot premiums for Strip views in prime neighborhoods / communities. It’s nuts. I just saw a $2.1 million house a few days ago with maybe 8-10 feet to each side of it and a smaller backyard than ours, their pool was pathetic. I’ve seen that a lot though, $2M isn’t getting you separation from neighbors, just great build quality, nice architecture, and maybe 5,000 to 6,000 square feet. Though I’ve seen 4,500 for $2M too if the lot was ideal and the backyard well developed.

Seems small to my neighbor in back who has about 250.

We live in the middle of it on the upper half.

I see a few mentioned "Maintenance". You can maintain any amount you want and leave the rest woods. The woods takes care of itself. That said we probably mow about 2 acres. The yard area gets mowed by a Lawn Tractor, the fields by a Farm Tractor.

1 section of mixed forest and alpine meadow, preferably with water.

Now if I can scratch up about 5-10MM for it that's be great. Maybe a gofundme campaign?

As it stands- we have 5 acres, about an acre of native grass (so I mow 2-3x per year) and the rest is wooded/alpine native bunchgrass. I need the acreage so my 3 hunting dogs have room to run.

I think I would prefer something a little larger than what I current have, which is roughly 1/3 acre. So maybe something in the 1/2 to 3/4 acre range. Anything larger I don't think I would want to keep up with the yard work.

Our niece lives there, newer house with mountain views. That's crazy $$$$$$
