Is it normal (for those who live in termite-prone areas) to pay $300 to $400 a year for continuous anti-termite protection? I am sitting in front of my yearly renewal notice ($404 this year) and feeling miffed as I usually do. We have been paying upwards of $300/year every year since we bought our house (in addition to semi-yearly inspections billed at $90 a pop, so close to $500 to $600 total). Every single year, the guy comes out, looks around and says: “Everything looks fine!”

How am I supposed to know if everything is fine because they are doing such a great job? Or if we are being taken for a ride? I would let our contract expire and see what happens, but it seems like there are high barriers to re-entry. In order to get going with a company, they seem to charge thousands just to set up the traps again (or whatever it is they do).

My DH thinks that even if we don’t really have a problem, having had continuous termite protection will look good when we try to sell the house (if we decide to do that in the future, not a given). I always feel like we are just throwing a ton of money into the street and jumping up and down on it. I mean, total waste.

Normal, and worth it if you live in termite areas. Tenting in a horrible thing to have to do, and remediation of damaged wood is much more expensive.

You can shop around, but most places charge that much.

Be glad its not more. When I took over paying my aging father's home maintenance annual termite protection cost more than what you're paying. I'm sure the exact cost differs by locality, extent of the termite problem, size of the house, and the level of local competition. Shop around for the same exact level of service.

I pay 252$ a year for termite warranty in middle Tennessee. At the 5 year mark after house build, I had to go to the Sentracon "bait" in ground stations to continue the warranty. I did have a house in Florida that was built and 3 years later had active termites. Had to do the drilling in the cement routine. In known active termite states, a buyer would view an uninterrupted termite warranty protection as a favorable bonus in house sale.

I only had to pay $130 yearly for a termite contract at my old house, but I considered it money well spent. The water table was so high on the property that termites were a real problem. When I sold the house, I passed the info on the contract to the buyers, but I don't believe they maintained the contract. Penny-wise, and pound foolish, IMHO. The sellers of my current house didn't have a contract, and I instituted one ASAP.
